Number of Homes Sold Down / Prices Up. What’s Going On???

Statewide the number of homes sold in Maine is down year over year by almost 17% yet prices were up almost 4% for March 2023. What does that mean for you?  Conditions continue to favor sellers over buyers due to lower than typical listing inventory on the market. However, with the exception of southern Maine, we are seeing a bit of easing in bidding wars indicating we are headed towards a more balanced market.

There were 751 less homes sold last March compared to the previous year. The Median Sale Price however, increased 3.85% over March 2022. and Market Time (Days On Market) remains brisk. The median days on the market doubled from 8 days in March 2022 to 16 last month — still a very fast market!
